Accommodation vetting

  • A new listing with under 50 reviews for a property that looks established is a red flag. Search the name and address for older listings under different names.
  • Read reviews for authenticity fingerprints: same-day clusters, the same sunrise scene rhapsodised in ten reviews, effusive praise with zero concrete criticisms.
  • Find the property on at least one other platform. Divergent scores mean investigate. Explicit complaints about outdated photos disqualify.
  • Corporate operators with years of reviews and management responses are low-risk. Anonymous hosts with poetic listing names are high-risk.
  • Verdict format: SAFE, CAUTION or AVOID with the top two or three reasons, and honest expectations, like solid but dated.
  • Default to free cancellation rates and a final re-vet before booking. Reviews and management can change between shortlist and booking date.
